Ideas to Improve the Odds of Selling Your Home

You have to break a few eggs to make an omelet, they say. And you may have to get serious about making some improvements in order to sell a home. But which home improvements have a good good chance of paying off with the return of a quick sale and why?

  • Entryway Improvements

Why spend some money improving your home's entryway when are looking to sell a home? Because it is the portal through which everything that follows will be viewed and judged. Avoid the temptation to do a full scale renovation of the entryway and instead focus on affordable improvements that heighten the effect. A large, well-placed mirror can create the illusion of the entryway being larger than it really is. A new coat of paint of the appropriate color on the walls can bring down a high ceiling or raise a low ceiling. Laying down some ceramic tiles or hardwood flooring can provide that echo effect that immediately brings to mind a sense of luxury.

  • Garage Refacing

You might think that a project that really does add some missing luxury--like a swimming pool--would be a good investment when you reach the point of home selling rather than home improvement for yourself. Not every buyer will want to take on the labor and expense and increased insurance rates of a home with a pool, but it is the rare homeowner, indeed, who doesn't want a nice garage. If you must, hire someone to clean up your garage, move stuff that isn't needed to a storage facility and then organize what's left. Upgrade a manually operated garage door to one that is remote controlled. If you have a remote controlled door that doesn't work, either fix it or replace it. Many potential buyers may furtively drive by the house during the process of consideration and presenting them with an enticing garage will be money much better spent than on any improvement they can't see from the road.

  • Hire a Landscaper

The phase of home selling in which you prepare the property for show may be the time to splurge on a professional landscaper even if you have never so much as hired a kid from the neighborhood to mow the lawn. Why? Because cosmetic improvements sell a house. And, again, because that buyer may be stopping by for a look a lot more often you know. If you are pretty handy with landscaping tools yourself, then make the time to pretty up the yard. If not, it really could be the single best home improvement investment you make when it comes to making your house irresistible to potential buyers.
