If you are in the market to buy or sell a home, there are a lot of specifics that a good real estate agent can assist with. When dealing with the specific paperwork and procedures involved with purchasing property, a great realtor can make the experience of buying or selling a home go much smoother.

When its time for you to find a real estate agent to buy or sell your home, we recommend that you talk to a few candidates, and find a person that you can work with, and that you have confidence in. Here are a few things to ask a realtor before signing the contract.

How long have you been a realtor, and do you work as a full time realtor? – There are many capable part time realtors that are new at the job, but as with any profession, the longer someone has been doing a job, the better they get. A realtor with experience in the particular community you are looking in is important as well, as they will be able to guide buyers to the right home for them.

Will you show the property to agents from another company? Or Will you show me properties that are listed with other companies? – If you are selling a home, there are many companies that have offices within every geographical area, and potential buyers will be working with all of them. Make sure your realtor will work with agents from other companies. Similarly, if you are buying a home, make sure your agent will show you properties that are listed with other agencies.

Who are you representing? – Get this in writing. You want your realtor to be on your side, and get you the best deal for the property you are working with. It is impossible for someone to represent both sides, so don’t accept that.

Do you have references? – Selecting someone to help you sell your home is a big decision, and it is perfectly acceptable to call a few references. Follow through on contacting the references, and ask how the reference knows the agent.

Do you have a team? - Many realtors have assistants. If this is the case, have the realtor introduce you to their assistants, and find out who will be taking care of each aspect of the home sale. This is fine, and may be a help to you in getting prompt answers to your questions.
